The Bank simply uses the equity in one house to help purchase the new house by using both as collateral and paying off any existing loan on the current home.
Bridge loans are one-year interest only, thus reducing the monthly payment from a typical mortgage that includes monthly principal, interest, and escrow payments. This flexibility offers homeowners adequate time to sell their existing home without the financial constraints they might otherwise feel. After selling your existing home, you can refinance with a traditional mortgage on your new home.
